Star Broker/Associate Proves One Person Can Make A Difference
Broker/associate John Saunders of Star/Harbour Homes, made a connection. With that one simple connection, he made a difference to the lives of many people in Orange County. Noticing the collection barrel for Orange County Food Bank at his office, for Star Real Estate’s new partnership to fight hunger in the local community, John contacted the manager of the new Trader Joe’s, Ron Crespo, at the Harbour Mall off Algonquin in Huntington Harbour and asked if he would contribute the excess stock which goes to waste each week. The result is an approximately $15,000/week commitment from the store, open June 12th, to provide food each weekday to the O.C. Food Bank and to Restoring Every Soul in Christ on the weekend. With nearly 456,000 people at risk for hunger every month in Orange County, this generous contribution will make a difference in the lives of those struggling in these challenging times.
Dean Zitko, manager of Star/Harbour Homes, says “When Star started this partnership with O.C. Food Bank, we were looking for a grass-roots response from our local area, with neighbors helping neighbors. John took this effort to another level.” Modestly, John Saunders wants to inspire others to think and take action. “It was a simple connection. I noticed the contact number for the Food Bank on our collection barrel. I knew that excess food is donated from stores of this size and just asked whether they had made arrangements yet. I just connected Kristin Kvesic, Manager of the Donated Food Program for the O.C. Food Bank, who makes sure that the donations are picked up every day during the week, Iris Davoodi of Restoring Every Soul in Christ, who ensures the weekend pick-up, and Ron Crespo, the Trader Joe’s manager, who both deserve credit for their commitment.”
Saunders has been to Swaziland to help sow plants that boost the immune systems of the many people ravaged by AIDS. He also has personally met and aided the homeless near his home. When asked why, he replies, “I have seen the difference one person can make in this world. Whether it’s to take the time to talk to someone on the streets, or to actually take action on their behalf, a small gesture can make an enormous difference to one who has nothing. It’s a matter of perspective. We get so caught up in our possessions or concerns, and don’t notice the opportunities to help that go by every day. I have become more attuned, in recent years, to those opportunities. I hope that others will be inspired to look around and see their opportunity to do good works. It heals the soul and the spirit.”
The opportunity to help is still available. In an on-going commitment to fight hunger, Star Real Estate will be collecting public donations of non-perishable food items like canned meats and fish, canned soup, juice, pasta, vegetables, cereal, and rice. Just a few of items of food can make a difference to a family or an individual in need. Your donations will be delivered to the Orange County Food Bank monthly.
You can also donate online at www.StarRealEstate.com. You can choose the groceries you want to donate, or simply choose a dollar amount.
A long-time Realtor, John has been licensed since 1974. He started in the Harbour area, and has re-connected with many friends and associates in the area. Before making any real estate decision, call John Saunders at 951-818-5052. E-mail him at TeamExcell@Ymail.com

Contest Winner Keeps Making The News
Huntington Beach resident, Anina Walberg, is the lucky winner of a $100 Nordstrom’s Gift Certificate complements of Star Real Estate’s Pam Etem. “This is a perfect example of how persistence pays off,” says Etem. “Anina has faithfully entered every contest that I have held in my neighborhood, and this time, she was the big prize winner”, Pam said. “When I went to deliver off her prize, little did I know that Anina had already been featured in the O.C. Register on her 90th birthday (http://www.ocregister.com/articles/woman-roars-into-1677912-her-birthday-party). Now 92, “she is an incredible inspiration to all of us. She still drives (loves the freeways), plays guitar, organ and piano; she taught herself how to play the piano from a correspondence course taken in 1930! Anina is also proficient on her computer and has a beautiful garden. I am so thrilled that she persevered and became one of our winners,” says Pam.
As a consistent Top Producer, Etem also knows the value of persistence. “I get called a bulldog at the office; I guess it’s because I am fiercely protective of my clients. I do not accept that anything is impossible. I have been known to do others people’s jobs, search out creative solutions and basically do whatever it takes to help my clients. I have also been called an eternal optimist and I like that.” This persistence has obviously paid off for Pam, as her clients are extremely loyal to her. In fact, most of her business is generated from referrals.
Born and raised in Southern California, Pam’s knowledge of Orange County and its surrounding areas is unsurpassed. She is a member of National Association Of Realtors (NAR), California Association Of Realtors (CAR), Orange County Association Of Realtors (OCAR) and is a graduate from the University of Southern California (USC). Raising children, volunteering in the local community and at church, and living an active family lifestyle make for a well-connected real estate agent with a huge diverse network from which to pull. “Representing my clients in each transaction would not be as successful without the cooperative professionalism that I enjoy with my peers,” says Etem. Pam has the uncanny knack of making the complex look simple on a daily basis.
Passion + Tenacity = Pamela Etem. Before considering ANY real estate decision, call Pam Etem. She can be reached at 714-717-6408 or e-mail her at Pamela.Etem@verizon.net For easy to use real estate research tools, check out her website at www.TheOC-RealEstate.com

Orange County, CA (May 2009) Father and son team, Steve and Micah Stovall once again achieved the Top 1% Producing Team in Star Real Estate in 2008. Members of Star’s elite President’s Circle since its inception in 2001, the Stovalls offer a combined 45 years of experience in real estate. Steve, a top-producing agent since 1976 and former owner/manager, says, “With over 1,600 closed transactions and growing, we have seen and resolved many obstacles to a smooth transaction. We are proud of our negotiating skills and feel we are reflexive to the evolving market. We are able to accomplish the volume of business we do by remaining focused on doing what is best for our client. We negotiate in our client’s best interest, respecting our seller’s wishes. My specialty is the attention to details. Keeping cooperative agents within the guidelines of the contract is important.”As a father-son team, their dedication to customer service is second to none. They say, “We appreciate and utilize all the latest technology to transact business and promote our listings. However, the computer will never take the place of face-to-face contact, which our clients value greatly.” They sell Orange County properties, specializing in neighborhoods in Fountain Valley, Huntington Beach and Westminster. Extremely dedicated and hard working, they personally walk their communities and really get to know their neighbors. “Our service is built around the family and community. We are full service listing agents, taking our clients from A to Z. Our philosophy is that a property should look right, be priced right and be marketed right, and it sells. With that in mind, we offer the complimentary services of an interior designer, who is a part of our team, to showcase each listing. Working with our client’s budget, we align services such as painting, carpeting and miscellaneous repair. It is our belief that a home must be prepared for sale, not rushed to the market. We achieve a much higher net to our sellers in a shorter time frame.”
For Micah, licensed since 1997, real estate was a natural career choice. “My sister is in Escrow, and I have an aunt who is a real estate coach, and who also has a team with her son, selling real estate in South County.” Growing up in Orange County, Micah is familiar with the area and enjoys helping clients find the right home. “I love helping people with their real estate decisions. Like my dad, I am dedicated to customer service and strive to make sure our clients attain their real estate goals. Our negotiating skills have been honed over the years by the sheer volume of transactions we do, and we keep our client’s best interests in mind at all times. That means ensuring that the contracts we negotiate with cooperative agents and their clients are honored. Attention to detail and meticulous follow-up are important to the successful close of any transaction. Our clients depend on us and we don’t let them down.”

Curt Beitel was recently named to the President’s Circle as Top 10% Producer at Star Real Estate in 2008. Licensed since 1981, Curt says, “I started in a challenging market, when interest rates were 18%. To achieve my client’s goals, we were very creative. I love to share the knowledge gained through the years, while meeting the challenges of a constantly changing real estate market.”
A former teacher, Beitel is a patient communicator who counsels and educates his clients, empowering them with the knowledge they need to make the best real estate decisions for themselves. He says, “I believe in the personal touch. In the end, no matter how knowledgeable my clients are they need someone whose business is to inform and update them about the current market, while keeping their particular needs in mind. I always tell my clients the truth about their situation.”
Beitel says, “It’s a good time to buy – interest rates are low and prices are good. It is also a good time to sell. Prices are firming up, and we are seeing the return of multiple offers.” As a seller’s representative, Beitel not only charts a marketing strategy with his clients, but he likes to bring traffic in himself. “I am best qualified to point out the best features of the property and how they will work with a buyer’s concerns.” Curt sells real estate in Orange County, with a focus on South Coast Metro properties. He is involved with the community, often speaking about the market to neighborhood associations, helping to educate the local residents about real estate.
Curt uses “Listingbook” to allow his clients up to the minute access to the latest listings and prices. “Many clients like to be a part of the process, and this system gives them the tools to research and investigate different properties and neighborhoods themselves, with a click of the button and in the middle of the night. Clients can customize their search, after I initially set them up, free of charge. This is a free service, that gives quick answers and has updated information, unlike many third party search sites.” Though a great believer in all the newest technology, Curt says, “They are still only tools to facilitate decision-making. This is still a people business, where you need someone you trust to help you through the entire process.”
To keep up with the demands of his profession, Beitel takes in a round of golf or plays tennis with his wife. “It keeps me in shape and provides positive energy for serving my clients.” His recent move to an equestrian area has rekindled an interest in horseback riding. “There is nothing like the back of a horse and riding a nature trail to take away the stress of contemporary living. There are still areas here in Orange County, that remind me of a different, quieter time.”
For more information with your real estate options, call Curt Beitel at 714-292-4901. His e-mail is CurtBeitel@aol.com.

Homes Auctioned June 10th - 14th in Los Angeles/Orange County, San Bernardino/Riverside, Bakersfield, Palmdale, Victorville, Palm Springs and San Diego
Heavily discounted distressed properties are attracting droves of homebuyers and driving sales gains in foreclosure laden states like California. According to the National Association of Realtors (NAR), in the first quarter of 2008, California home sales surged 80%. Buyers hungry for foreclosed property will find plenty of deals on investor and move-in ready property at Hudson & Marshall’s sale of over 150 homes in cities throughout Southern California June 11th- 14th.
All homes come with title insurance paid for by the sellers and buyers will be required to make a cash or certified check deposit of $5,000 for each property which they are the winning bidder. A 5% buyer’s premium will be added to the sales price.
“With sales climbing in hard-hit markets like California, we’re also seeing prices inch up in certain markets. Now is the time to buy. Banks are highly motivated to sell these homes and aggressively discounting them at auctions. Buyers should take advantage of these low prices before the market recovers and demand returns along with price increases,” remarked Dave Webb, principal, Hudson & Marshall.
NAR recently reported distressed properties accounted 45% of all sales in April and found buyers are “bidding up many foreclosed listings, particularly in California, Nevada and Florida.” The average home price in April was $170,000, which is 15.4% below the average home price in 2008.
All homes being auctioned by Hudson & Marshall are sold “as-is” and buyers should inspect properties before placing any bids. Buyers may view homes during the open house scheduled June 6th and 7th from 1:00pm- 4:00pm or by contact listing agents to make appointments. Complete property details and additional information may be found at http://www.lahouseauction.com or by calling 866-539-4172.
Hudson & Marshall will auction the homes on the following dates:
June-10th -Bakersfield (18 homes) at 1:00pm- Doubletree Hotel-Bakersfield June 10th -Palmdale (12 homes) at 7:00pm- Hilton Garden Inn-Palmdale June 11th-Victorville (19 homes) at 1:00pm-Hilton Garden Inn Victorville June11th - Palm Springs (16 homes) at 7:00pm-Holiday Inn Palm Springs June 11th -San Diego (12 homes) at 7:00pm-SD Marriott-Mission Valley June 13th - LA/Orange County (40 homes) at 1:00pm-Westin Long Beach June 14th - San Bernardino/Riverside (50 homes) at 1:00pm-Riverside Marriott
Before the auction, buyers can purchase property online by visiting the website and clicking on the Bid-Now icon. Sellers typically respond to offers within 24 hours. Prospective bidders are encouraged to check the website daily to verify which properties have been sold through the pre-auction program. This is a reserve auction, which means sellers have the right to accept, reject or counter any bid; however, in past auctions conducted by Hudson & Marshall, the majority of offers have been accepted.
Having sold over 70,000 homes for sellers in the past eight years, Hudson & Marshall of Texas, Inc is the most experienced, trusted leader in the REO auction industry. The company’s accelerated sales process enables it to swiftly and efficiently sell large volumes of property in a way that minimizes expenses for sellers and maximizes return. Over the past five years alone, Hudson & Marshall’s total sales have topped $1.2 billion and the company anticipates selling another 30,000 homes through 2009.

Job Loss Protection Program Now at Star
Fountain Valley, CA (May, 2009) – Star Real Estate is launching a new program to help build confidence in new homeowners; a Mortgage Protection service that helps them if they lose their job. The Homeowner Education and Loan Protection service (HELP), provided through The Rainy Day Foundation includes a Mortgage Protection Program that protects homeowners if they experience a loss of their employment.
The program has been offered since 2003 only through the New Construction and Mortgage channel, but is fairly new to residential real estate. Star is proud to be the first to offer job loss protection on the West Coast, to help Buyers and Sellers make their real estate decisions with greater confidence.
Star Associates are being trained to HELP during the 2-week period before initial launch of this Buyer protection program. They stand ready to inform and enroll Sellers that choose to provide peace of mind for prospective Buyers.
“Although this is a great time to buy residential real estate, many prospective Buyers are concerned what might happen if they were to lose their job,” advises Frank McDowell, Chief Executive Officer of Star Real Estate, “The HELP program will help ease that worry. Job Loss Protection is an important and timely service that gives Sellers a way to differentiate their property and give buyers the confidence to purchase.”
The Mortgage Protection Program will provide up to 6 months of mortgage payments if the borrower (or co-borrower) becomes involuntarily unemployed. It provides mortgage payment coverage for the first 24 months of the loan, assisting homeowners to keep current on their mortgage payments each month so they can minimize their financial stress while looking for another job. The program provides a maximum benefit of the lesser of the actual mortgage payment (PITI) or $1,800 per month. HELP also offers six months of phone counseling and monthly educational e-newsletter. Some conditions and exclusions apply. Call your Star associate or log onto www.StarRealEstate.com for more information.
